The Preiss Company takes great pride in its communities and is now regarded as the premiere student housing provider in the United States. Our company specializes in student living and trains our staff on how to effectively and properly respond to situations that are common in these types of apartments. Our local property and leasing managers are supported by a highly trained maintenance team along with our staff of student leasing agents.
With Individual Leasing, you are only responsible for your contracted payments. Unlike a traditional or joint lease, if a roommate moves out or fails to pay rent, it does not impact your contract or the payments you make. An individual lease makes it easy to manage your own accounts and responsibilities.
In our effort to create a more enjoyable living environment for the student renter, we now require all residents to carry an active renter's insurance or tenant liability policy during their lease term. Requiring basic liability coverage has become a common practice in apartment living to provide peace of mind and protection from the unforeseen events that sometimes occur. Our required tenant liability coverage works to protect the resident from liability exposure created while your student is away from home, including but not limited to negligent damage to the apartment unit, negligent damage to another resident's property or even injuries to guests while visiting. Or if you choose to enroll in a more robust renter's insurance policy, you may be able to protect belongings such as text books, phones, electronics and other valuables in the event of theft or destruction. As long as your chosen policy meets the minimum coverage outlined in your lease agreement, feel free to pick any provider you feel is the best fit for you. If you don't feel like searching for an insurance provider, we offer an easy way to enroll in the minimum liability only coverage as part of your rent payment. If you know you want additional coverage on your belongings but don't want to shop around, we have identified a national insurance provider specializing in student renter's insurance coverage. Vista has free Roommate Matching Services available to all leaseholders. If you apply for a bedroom without roommates in mind, we will fill the remaining beds in the apartment for you! The application will measure your preferences across a few different areas and this information will be used to make the best possible roommate matches.
You are certainly welcome to apply and live with your friends as well. If you have desired roommates, provide their name on the application and we’ll make sure the match is made! Each member of your group would still need to submit their own application and sign their own lease.
Co-ed arrangements will only occur by request or by designating a preference for co-ed living.
Every room in Vista is fully furnished! All apartments come with major kitchen appliances and both living room and bedroom furniture. The bedroom furniture includes a full-size XL bed frame & mattress, desk & desk chair, an armoire, nightstand, and drawer space. The bathrooms will include the toilet, shower, sink, mirror, and towel/toilet paper holders. The living room furniture comes with two couches, kitchen table & chairs, coffee table, entertainment system, end table, and a mounted 40” flat screen TV!
All of our leaseholders will be given access to our online Resident Portal, which will help in managing things at Vista. You can pay rent online with a credit/debit card or with an ACH account to set up one-time or recurring and automatic monthly payments. You can also submit work orders and check on the status!
The Resident Portal can also be accessed through the Preiss App, which is available for free on the App Store and Google Play.
Vista is NOT a pet friendly apartment complex. Under Fair Housing laws, we are required to make exceptions for emotional support/service animals. If you have an emotional support or service animal, it must be registered with the management office before it will be allowed on the property. This will require a signed document from the prescribing physician. We cannot allow guests to bring pets, even if it is only temporary.
Our contract is a term lease, which means that the contract is signed for a total lease fee, not a monthly generated number. Monthly payments are installments of the total lease fee, each payment will be one-twelfth of the total lease fee. This means that we do not prorate the monthly payment amount based on the number of days in the month, each payment is a fraction of the total lease fee.
You do not! We will offer a lease to anyone who applies and matches our qualifying criteria.
Typically not...but with us it can! Vista has partnered with the RentPlus; a program to allow for on-time rent payments to reflect positively on your credit report. With the hustle and bustle of balancing classes and a healthy social life, we know that most college students don't even think about building their credit history until after graduation when it's time to start taking big life steps. RentPlus offers a way for busy students like you to get a head start! When you enroll in RentPlus, your on-time monthly rent payments will be reported to all 3 major credit bureaus (on-time payments are anything within 30 days of the due date).
